How the company came together.
Anchor Hospitality's parent company is RREAF Holdings, LLC, a vertically integrated real estate investment firm. Anchor was founded within RREAF by Brad Busby to set the strategic vision and operating framework for a growing portfolio of hotels and resorts in high-barrier U.S. markets.
Because the company sits inside an ownership group rather than alongside one, underwriting, capital planning, and operations are handled by the same team. Performance is measured against what it does to the asset, not only what it does to the month.
The leadership team's experience spans large resorts and casinos, luxury and lifestyle hotels, hospitality appraisal and acquisitions, global brand commercial leadership, and multi-property accounting operations — across the United States, the Caribbean, Central America, Europe, the Middle East, and Sub-Saharan Africa.
Our first property under management is the Sea Oats Motel in Destin, Florida.

Leadership
Brad Busby
Executive Vice President, Hospitality
Brad Busby brings more than three decades of senior hospitality leadership across independent luxury resorts, lifestyle hotels, and institutional platforms throughout the United States and the Caribbean. His career centers on building and scaling hotel operations, leading complex portfolios, and driving sustained revenue growth that materially increases asset value. At RREAF Holdings, Brad founded and leads the firm's hospitality management company, setting the strategic vision and operating framework for a growing portfolio of hotels and resorts in high-barrier U.S. markets.
Brad has operationally led world class destinations such as Venetian | Palazzo Resort and Sands Expo Center in Las Vegas and Baha Mar Resort and Casino in Nassau Bahamas. He specializes in hotel openings and conversions and has operated multiple Luxury and Lifestyle properties in locations across the United States including Las Vegas NV, Aspen CO, San Francisco CA, and both Florida Coasts.
Brad holds an MBA from the University of Nevada Las Vegas (UNLV) in Hotel Administration, and a B.A. in Business Economics from University of Southern California Santa Barbara (UCSB).
Greg Perry
Vice President, Hospitality
Greg Perry serves as RREAF's most senior asset management specialist and is highly involved in the creation and operation of the Anchor Hospitality portfolio. Greg brings a wide variety of hospitality experience across all segments of the hotel chain scale in domestic and international locations.
Prior to RREAF, Greg was a Vice President and lead asset manager at Akoya Hospitality, overseeing luxury hotels and resorts in the United States, Caribbean, and Central America. Before that, he led underwriting and acquisitions at Civitas Capital Group for all hospitality assets in the United States with a key focus on sourcing new investment opportunities. Greg spent the early years of his career consulting with HVS, the hotel industry's pre-eminent appraisal firm, in the US and Dubai working on engagements in all hospitality asset classes and all phases of development.
Throughout his career, Greg developed, consulted, and managed hotel-centric commercial real estate portfolios across the US, Caribbean, Central America, Europe, Middle East, and in Sub-Saharan Africa with a total value in excess of $3 billion. He holds a Master's degree in International Real Estate from Florida International University and an undergraduate degree in Education from Florida Atlantic University.
Kristina Flume
Director of Business Intelligence
Kristina serves as Director of Business Intelligence, where she leads the development and implementation of data-driven strategies that support decision-making across the organization. In this role, Kristina oversees Anchor Hospitality's Power BI platform, reporting systems, and analytics initiatives, transforming complex data into actionable insights that enhance operational and property performance and inform strategic growth.
Kristina also serves as Director of Portfolio Management, Hospitality for Anchor Hospitality's parent company, RREAF Holdings, LLC. In this role, she oversees underwriting for new acquisitions, forecasting performance for existing assets, and select asset management initiatives. She also works closely with the Development Department, providing hospitality-focused analysis and strategic support throughout the development process.
Prior to serving as Director of Portfolio Management on RREAF Holdings' Hospitality Team, Kristina was Director of Analytics, where she developed expertise in data analytics, business intelligence, and technology-driven process improvement across the diverse property types within RREAF Holdings' portfolio.
Kristina holds a Bachelor's degree in Finance from Texas Tech University and a Master of Real Estate degree from Texas A&M University.
David Brown
Director of Corporate Sales
David Brown is a seasoned hospitality sales leader with more than 22 years of experience driving revenue growth, building strategic partnerships, and developing high-performing sales teams. Prior to joining Anchor Hospitality, David spent nearly 13 years with IHG Hotels & Resorts as a Regional Director of Commercial Performance, where he partnered with hotel owners and leadership teams to maximize commercial results across diverse markets.
Throughout his career, David has developed a reputation for creating strong client relationships, identifying growth opportunities, and delivering innovative solutions that exceed expectations. His expertise spans corporate sales, group business, meetings and events, revenue strategy, and sales leadership, helping hotels increase market share while enhancing the overall guest experience.
Passionate about working with meeting planners and corporate partners, David takes a consultative approach to understanding each client's unique objectives and ensuring successful outcomes from initial planning through execution. In addition to driving business growth, he is committed to mentoring and developing sales professionals, empowering teams to achieve RevPAR growth, strengthening client relationships, and building sustainable sales pipelines.
Gerhard Du Preez
Corporate Controller
Gerhard Du Preez brings extensive hospitality accounting experience with a focus on financial reporting, accounting operations, process improvement, systems implementation, and multi-property portfolio oversight.
Before joining Anchor Hospitality, Gerhard served as Accounting Manager at McNeill Hotel Company, overseeing accounting and financial reporting for a 22-property hotel portfolio. His responsibilities included month-end close, cash management and forecasting, balance sheet reconciliations, budget support, financial reporting, and the creation and implementation of standardized accounting processes and controls.
Earlier in his career, Gerhard worked as a Senior Accountant with M3, where he developed a strong foundation in hospitality accounting while supporting hotel portfolios across multiple brands and markets. Throughout his career, he has focused on building efficient and scalable accounting operations, improving the accuracy and timeliness of financial reporting, and leveraging technology to streamline accounting processes. His experience includes full-cycle hospitality accounting, multi-property financial oversight, cash management, budgeting, internal controls, accounting systems, and process standardization.
Gerhard holds a Bachelor of Business Administration in Finance with a minor in Accounting from Kennesaw State University.
